Confirm the reason for replacement
Before choosing a color or signing a contract, ask the contractor to explain why replacement is being recommended. Review the assessment photographs and ask whether repair or additional investigation was considered. Share previous roof work and the concerns that prompted your call. A useful explanation should connect the proposed scope to your property and make the assessment’s limits clear.
Decide what you are buying
Ask for the exact roof products and the work included around them. Review the areas covered by the proposal, any assumptions about concealed conditions, and the exclusions. If you are comparing materials, request complete options for the same roof rather than a general list of advantages.
- Which selections or approvals do I need to make?
- Who confirms permit and community requirements?
- How are additional findings documented and approved?
- What payment terms and warranty documents should I review?
- Which completion records will I receive?
Plan life around the work
Discuss parking, pets, deliveries, noise, access, and anything the household needs during installation. Agree on the project contact and update method. Ask what the schedule depends on and how changes will be communicated. At closeout, review cleanup, open items, inspection status, and product care information. Keep the agreement and supporting documents together. You do not have to become a roofer before replacing your roof; you do need a clear reason, a written scope, and an understood process for decisions.
What changes when the roof comes off?
Replacement is an opportunity to evaluate the complete assembly. The proposal should distinguish the visible roof covering from the underlayment, deck work, flashing, ventilation and cleanup. Those details explain what you are buying more clearly than the shingle brand alone.
When the existing roof is removed
The condition beneath the covering becomes easier to evaluate. Ask how any damaged decking will be photographed and priced, and what approval is required before the scope changes. Keep an agreed unit price or written change process alongside the base proposal.
